Buying a home is usually one of the largest financial decisions a family makes, so the legal paperwork deserves the same attention as the price and location. A clean title, verified ownership chain and approved building plan can prevent disputes long after possession is taken.

Start by reviewing the sale deed, previous title documents, mutation records, encumbrance certificate, property tax receipts and approvals issued by the local authority. If the property is part of a housing society or apartment project, also check the builder-buyer agreement, occupancy certificate and maintenance dues.

A lawyer can help confirm whether the seller has the right to transfer the property, whether any mortgage or litigation is attached to it and whether the draft sale deed protects the buyer. These checks are especially important for resale flats, inherited property and land parcels.
